Rental Policies - All renters staying at the house must indicate in email that they have read and agreed to these terms.
Reserving the Property - Deposits and Payment for Stay.
A deposit is required to reserve the house (the "Reservation Deposit"). The amount of the deposit varies depending on the total rental cost but it is between $300 and $1500. Once a renter indicates he/she wants to rent the house by email and intends to send a Reservation Deposit the manager or owner ("SFViewHome") will hold the desires dates for up to 7 days pending receipt of the Reservation Deposit which may be made by check, paypal or bank transfer. RESERVATIONS ARE NOT FINAL UNTIL BOTH THE RESERVATION DEPOSIT IS RECEIVED BY SFVIEWHOME AND SFVIEWHOME CONFIRMS THE RESERVATION BY EMAIL. Your Reservation Deposit will become your Key and Damage Deposit during your stay. The full rental payment for your stay will be paid prior to or upon arrival and this amount is NOT net of the Reservation Deposit unless you are providing a separate payment for the Key and Damage Deposit as required and agreed to by a separate agreement. We very rarely have any damage at the property but if there is any damage during your stay please report it to the manager as soon as practical and in any event prior to your departure. You can either schedule a walk through with the manager prior your departure and you the Key and Damage Deposit will be returned to you at that time or SFViewHome will return the Key and Damage Deposit after receiving your keys and inspecting the house after your departure.
Cancellations
Any reservation that is subsequently cancelled by the guest is refundable, less a $100 processing fee if cancelled 120 days or more prior to arrival. If cancelled between 120 and 31 days prior, the reservation deposit is refundable subject to the property manager’s ability to re-rent the property for the same amount or more. For a reservation cancelled within 30 days of arrival, the amount of the reservation deposit will be forfeited as a processing fee. The remaining of the amount of the stay will be due and payable and refundable only to the extent that the property can be re-rented.
House policies:
No smoking.
No pets.
The house is not available for more than 6 guests over night at any time and if you wish to have a gathering of more than 6, obtain email approval by SFViewHome ahead of time.
Personal Conduct Policy
To preserve the quality of atmosphere for our neighbors we ask the each guest exercise fair judgment and monitor their noise levels. Please observe our daily quiet time from 9PM - 8AM. Guests agree that they will not leave children unattended on any balcony, deck or either at the front of the house or on the backyard. Guests agree that they will not go on any balconies or decks under the influence of alcohol.
Damage Policy
Any and all damage, item removal, or loss of value of any and all amenities, furnishings, or physical structure, will be the full responsibility of the guest or credit card holder responsible for reservation. We reserve the right to reimburse any costs associated with repairs, replacements, or loss due to the negligent conduct of guests. This includes the misuse of items resulting in their repair or replacement. Guests agree to disclose any and all damage to the manager or property owner the earlier of departure time or within 24 hours of occurrence.
